February 2021 was a Seller's market! The number of for-sale listings was down 57.2% from one year earlier and down 1.1% from the previous month. The number of sold listings decreased 2% year over year and decreased 6.4% month over month. The number of under contract listings was up 14% compared to the previous month and up 6.5% compared to the previous year.


Homes For Sale in February 2021

The total number of properties available this month is 2707 down 2% from last year. The number of current inventory is down 1.1% compared to the previous month. This smaller inventory means that buyers who waited to buy may have a smaller selection to choose from.



A comparatively lower Months of Inventory is more beneficial for sellers while a higher months of inventory is better for buyers.


Buyer’s market: more than 6 months of inventory

Seller’s market: less than 3 months of inventory

Neutral market: 3 – 6 months of inventory


Homes Closed in February 2021

• The same compared to last month

• Down 57.5% compared to last year


Homes Placed under Contract in February 2021

• Down 13.8% compared to last month.

• Down 63.7% compared to last year


Homes For Sale in February 2021

The Average For Sale Price in February was $822,000 up 34.5% from $611,000

in February of 2020 and up 1.1% from $813,000 last month.


The Average Sold Price In February Is Appreciating

The Average Sold Price in February was $535,000, up 21.6% from $440,000 in February of 2020 and down 4.5% from $512,000 last month


The Median Sold Price in February Is Appreciating

The Median Sold Price in January was $470,000, up 17.8% from $399,000 in February of 2020 and up 4.4% from $450,000 last month.
