Sacramento County Housing Market Trends December 2020
December 2020 was a Seller's market! The number of for-sale listings was down 50% from one year earlier and down 28.6% from the previous month. The
number of sold listings increased 14.7% year over year and decreased 5.2% month over month. The number of under contract listings was down 14.9% compared to the previous month and up 30.8% compared to the previous year.
Homes For Sale in December 2020
The total number of properties available this month is lower by 606 units of 50%. The number of current inventory is down 28.6% compared to the previous month. This smaller inventory means that buyers who waited to buy may have a smaller selection to choose from.
A comparatively lower Months of Inventory is more beneficial for sellers while a higher months of inventory is better for buyers.
Buyer’s market: more than 6 months of inventory
Seller’s market: less than 3 months of inventory
Neutral market: 3 – 6 months of inventory

The Average For Sale Price in December was $729,000 up 13.7% from
$641,000 in December of 2019 and up 6.4% from $685,000 last month.
The Average Sold Price is Appreciating
The Average Sold Price in December was $491,000, up 16.6% from $421,000 in
December of 2019 and the same as last month.
The Median Sold Price in November
The Median Sold Price in November was $443,000, up 15.1% from $385,000 in
December of 2019 and up 0.2% from $442,000 last month.
