Sacramento County Housing Market Trends January 2021


January 2021 was a Seller's market! The number of for-sale listings was down 55% from one year earlier and down 8.8% from the previous month. The

number of sold listings increased 3.1% year over year and decreased 34.5% month over month. The number of under contract listings was up 4.9% compared to the previous month and up 1.7% compared to the previous year.


Homes For Sale in January 2021

The total number of properties available this month is 972 units up 3.1% from last month. The number of current inventory is down 34.5% compared to the previous month. This smaller inventory means that buyers who waited to buy may have a smaller selection to choose from.



A comparatively lower Months of Inventory is more beneficial for sellers while a higher months of inventory is better for buyers.


Buyer’s market: more than 6 months of inventory

Seller’s market: less than 3 months of inventory

Neutral market: 3 – 6 months of inventory


Homes Closed in January 2021

• Down 34.5% compared to last month

• Up 3.1% compared to last year


Homes Placed under Contract in January 2021

• Down 8.8% compared to last month.

• Down 55.1% compared to last year


Homes For Sale in January 2021

The Average For Sale Price in January was $752,000, up 29.7% from $580,000

in January of 2020 and up 4% from $723,000 last month.


The Average Sold Price In January Is Neutral

The Average Sold Price in January was $489,000, up 17.8% from $415,000 in January of 2020 and down 1% from $494,000 last month


The Median Sold Price in January Is Appreciating

The Median Sold Price in January was $449,000, up 18.2% from $380,000 in January of 2020 and up 0.9% from $445,000 last month.
