Buying real estate in a seller’s market can be a stressful process. In a hot real estate market, you will want to make an offer that is going to put you at the top of the list. Here are some helpful tips to help your offer stand out from the crowd.

If you're not purchasing with cash, have a verified pre-approval letter from your lender at the ready. This will allow for a quicker closing time. Also, many sellers prefer to close within 30 days or less. They will be able to see that you are serious and prepared if you can offer a 21-day closing time frame, for example. That might give you the edge you need to beat out the competition.


Come to the table with your strongest offer.


To do this confidently, make sure you have done your research ensuring the home you are bidding on meets the criteria you and your family need. In a seller’s market, there is a good chance there will be multiple offers quite quickly so there might not be a lot of negotiating. If you lead with your best offer, you have a better shot at standing out.


Also, negotiating offers happen quickly so have your counter offer amount ready if your first offer is not accepted. Not all buyers will get their first, second or even third offer accepted, regardless of the type of market. This does not necessarily mean that you (or your agent) is doing anything wrong, it is the nature of the real estate market.


Keep it as simple as possible.


It’s important to note that the offer with the least contingencies is most likely the most attractive offer to the seller. Contingencies are good and necessary protections for the buyer, but for a seller that is motivated to sell quickly, a long list of contingencies outside of the normal amount can be a big detractor from your bid.


Find out what the seller needs.


What, besides price, is important to the seller? When does the seller want to close by? How many showings have the seller had? What are the seller’s concerns regarding the sale? The more you can meet the seller’s requirements in your offer, the more appealing your offer will be.
